Janis Graber, our Mortgage Broker for Orange County, is nicknamed “The Money Gal” for a very good reason: she is an expert in Mortgage Lending! She has over 20 years of experience as a mortgage broker, is originally from Iowa, home of what Don Deering describes as “the world’s nicest people!”.
Janis talked about how she, as a mortgage broker, wants to facilitate the American Dream of home ownership. Her goal for 2011 is to help people, especially renters, get in to a home of their own.
Janis gave us an outline of the mortgage lending industry that helped bring on the economic meltdown we now face. She said that the “no qualifying” loan phenomenon began about 10 years ago and resulted in a surge in homeowners who were not truly capable of making the payments on their complex loan products. Some of these products were designed to reset after a given period of time had passed and many home purchasers assumed that they would be able to either refinance or to somehow pay their new mortgage amount when the time came. In many cases the original, very generous loan products were no longer available. When they couldn’t refinance a cascade effect ensued with many properties flooding the market, prices dropping precipitously, our current state of affairs.
But Janis is not a person who believes in doom and gloom. She pointed out that there are many, many opportunities for people now with prices so low and interest rates also at record lows.
